The MCM Process
Within hours of ordering, the appraiser will contact the borrower or agent to set a time for the inspection. In addition to inspecting and researching the property, the appraiser will research the market. The tools that are utilized would include, but are not limited to, assessors' records, Multiple Listing Services (MLS), flood maps, zoning sources, and Marshall & Swift Cost Estimator.
Upon submission of the completed appraisal, a review is made of the entire appraisal for theory, accuracy, and compliance using not only USPAP but MCM Standards. The appraisal is then delivered via a system of your choice. If corrections or additional information is required, a revision typically is delivered within a few hours and always within one day.
